Recent research carried out by Irwin Mitchell revealed that over a third of Gateway 3 applications in 2025 took more than three months to receive a decision, with the longest case waiting 550 days for approval. While the causes of delays vary between projects, JELD-WEN believes the findings highlight the growing importance of ensuring product information, certification and installation records are readily available when required.
Gateway 3 requires dutyholders to demonstrate that completed higher-risk residential buildings comply with approved designs and building regulations before residents can move in. As a result, project teams are under increasing pressure to maintain clear evidence trails for safety-critical products and systems throughout the construction process.

However, according to JELD-WEN, the implications extend beyond Gateway 3 itself. The information required for sign-off doesn’t lose its value once a building is occupied; it may need to be accessed years after installation for inspection, maintenance, refurbishment or compliance purposes. The challenge the industry is facing is ensuring that information remains available, accurate and connected to the asset itself throughout the building’s lifecycle.
